O malometr\u00e1\u017en\u00ed byty maj\u00ed z\u00e1jem p\u0159edev\u0161\u00edm investo\u0159i se z\u00e1m\u011brem pronaj\u00edm\u00e1n\u00ed.<\/p>\n<p><strong>Podle aktu\u00e1ln\u00edho \u010cSOB Indexu bydlen\u00ed vzrostly ceny byt\u016f v meziro\u010dn\u00edm srovn\u00e1n\u00ed\u00a0o cel\u00fdch 10%, p\u0159i\u010dem\u017e nejv\u011bt\u0161\u00ed z\u00e1jem je o jednotky do 45 m\u00b2.<\/strong>\u00a0A proto nen\u00ed divu, \u017ee se sou\u010dasn\u011b s t\u011bmito dv\u011bma \u010dl\u00e1nky z ni\u010deho nic objevil i t\u0159et\u00ed \u010dl\u00e1nek, konkr\u00e9tn\u011b na iDnesu\u00a0<strong>[<a href=\"https:\/\/href.li\/?https:\/\/www.idnes.cz\/finance\/hypoteky-a-pujcky\/hypoteka-sazby-bydleni-ceny-nemovitosti.A250627_105920_pujcky_sov\" target=\"_blank\" rel=\"nofollow noopener\">4<\/a>]<\/strong>, ve kter\u00e9m jeden \u201codborn\u00edk\u201d kuje \u017eelezo, dokud je \u017ehav\u00e9, a propaguje tezi Klause Schwaba, \u017ee vlastn\u00ed bydlen\u00ed by nem\u011blo b\u00fdt pova\u017eov\u00e1no za standard!<\/p>\n<h3>Nedostatek byt\u016f pro bydlen\u00ed v \u010cR prohlubuje investi\u010dn\u00ed spekulace zahrani\u010dn\u00edch d\u016fchodov\u00fdch fond\u016f<\/h3>\n<p>Ano, to je pravda ve v\u011bt\u0161in\u011b z\u00e1padn\u00edch zem\u00ed, kde vlastn\u00edky nemovitost\u00ed k bydlen\u00ed ve v\u011bt\u0161\u00edch m\u011bstech je v pr\u016fm\u011bru jen 25 a\u017e 36% populace, zat\u00edmco v \u010cR je to podle statistiky 72%. Nap\u0159. v N\u011bmecku vlastn\u00ed nemovitost k bydlen\u00ed jen 50% obyvatel. Ve \u0160v\u00fdcarsku vlastn\u00ed nemovitost jen n\u011bco m\u00e1lo p\u0159es 42% populace.<\/p>\n<p>Zdra\u017eov\u00e1n\u00ed nemovitost\u00ed v \u010cR m\u00e1 hned n\u011bkolik p\u0159\u00ed\u010din. Tou prvn\u00ed jsou n\u00edzk\u00e9 re\u00e1ln\u00e9 mzdy, tedy n\u00edzk\u00e1 kupn\u00ed s\u00edla. To vede k nedostupnosti bydlen\u00ed a vznik\u00e1 tak situace, kdy nov\u00e9 byty se stav\u00ed pro n\u011bkoho \u00fapln\u011b jin\u00e9ho, ne\u017e je z\u00e1jemce o bydlen\u00ed. Stav\u00ed se pro investory. \u017d\u00e1dn\u00e1 banka v \u010cR v\u00e1m nenab\u00eddne spo\u0159\u00edc\u00ed \u00farok 10% APR. Koup\u00edte byt v novostavb\u011b a nech\u00e1te ho pr\u00e1zdn\u00fd, nejl\u00e9pe je\u0161t\u011b s visa\u010dkami cenovek na smontovan\u00e9 kuchy\u0148sk\u00e9 lince a na spot\u0159ebi\u010d\u00edch. Byt uzamknete a nepou\u017e\u00edv\u00e1te. Po 2 nebo 3 letech na jeho prodeji vyto\u010d\u00edte o 20 a klidn\u011b i 30% v\u00edce, ne\u017e za kolik jste ho koupili. Takov\u00fd \u00farok nevyd\u011bl\u00e1te nikde jinde, snad jen na rizikov\u00fdch investic\u00edch, ale tam nesete ob\u0159\u00ed riziko.<\/p>\n<p>V p\u0159\u00edpad\u011b investice do nemovitosti nen\u00ed riziko prakticky \u017e\u00e1dn\u00e9, tedy s v\u00fdjimkou v\u00e1le\u010dn\u00e9ho stavu a zata\u017een\u00ed \u010cR do III. sv. v\u00e1lky, kdy tyto nemovitosti zdemoluj\u00ed rusk\u00e9 rakety a bomby, co\u017e se stalo milion\u016fm Ukrajinc\u016fm.\u00a0<strong>Jejich nemovitosti ztratily ve\u0161kerou hodnotu.<\/strong>\u00a0V \u010cesku tak rostou nov\u00e9 nemovitosti hlavn\u011b pro investory, ne pro bydlen\u00ed. A je to proto, \u017ee v \u010cR neexistuje tzv. \u201c<em>obstavn\u00ed z\u00e1kon<\/em>\u201d jako nap\u0159. tady v N\u011bmecku.<\/p>\n<h3>Pokud nebude existovat st\u00e1tn\u00ed v\u00fdstavba a obstavn\u00ed z\u00e1kon, situace s bydlen\u00edm v \u010cR se bude dramaticky zhor\u0161ovat<\/h3>\n<p>Zkolaudovan\u00e1 nemovitost ur\u010den\u00e1 k bydlen\u00ed mus\u00ed b\u00fdt do 6 m\u011bs\u00edc\u016f obydlena, jinak je na nemovitost za dan\u00fd rok uvalena \u201c<em>obstavn\u00ed da\u0148<\/em>\u201d v r\u016fzn\u00e9 v\u00fd\u0161i, a to si ur\u010duj\u00ed jednotliv\u00e9 zemsk\u00e9 vl\u00e1dy a dokonce samotn\u00e9 radnice m\u011bst. V Berl\u00edn\u011b je to nap\u0159. 0,35% z odhadn\u00ed ceny nemovitosti za prvn\u00ed rok.<\/p>\n<p>Za druh\u00fd rok je to u\u017e 0,44% za obstavenou nemovitost a postupn\u011b se to navy\u0161uje. Vl\u00e1dn\u00ed mafie m\u00e1 samoz\u0159ejm\u011b jin\u00e9 starosti, p\u0159edev\u0161\u00edm Ukrajinu, kampeli\u010dky, dozimetry a nejr\u016fzn\u011bj\u0161\u00ed krypto operace posunovan\u00e9 p\u0159es nejvy\u0161\u0161\u00ed \u0161pi\u010dky a ministry Fialovy vl\u00e1dy.<\/p>\n<p>Proto najednou vid\u00edte \u010dl\u00e1nky na objedn\u00e1vku na mainstreamu, kde v\u00e1m\u00a0<em>odporn\u00edci<\/em>\u00a0rad\u00ed, \u017ee vlastn\u00ed bydlen\u00ed by nem\u011blo b\u00fdt pova\u017eov\u00e1no za standard. Schwab sice u\u017e nen\u00ed \u0161\u00e9fem WEF, ale jeho teze se napl\u0148uje o to rychleji. Lid\u00e9 nebudou nemovitosti vlastnit a budou pr\u00fd \u0161\u0165astn\u00ed. Asi proto, \u017ee budou st\u00e1t frontu v po\u0159adn\u00edku na ukrutn\u011b p\u0159edra\u017een\u00e9 n\u00e1jemn\u00ed bydlen\u00ed. Anebo si koup\u00ed karavan, jako je trend v USA v posledn\u00ed dob\u011b.
