Na Slovensku se \u0161\u00ed\u0159\u00ed informace o dani ve v\u00fd\u0161i 1,6% z tr\u017en\u00ed ceny nemovitosti ro\u010dn\u011b! Lid\u00e9 p\u0159itom jako truhl\u00edci poslu\u0161n\u011b vypl\u0148uj\u00ed s\u010d\u00edtac\u00ed archy a netu\u0161\u00ed, co se chyst\u00e1 v cel\u00e9 Evrop\u011b! Rou\u0161ky, respir\u00e1tory, vakc\u00edny, pasy a platby n\u00e1jemn\u00e9ho za vlastn\u00ed nemovitost!<\/h4>\n<p>Zat\u00edmco je cel\u00e1 populace soust\u0159ed\u011bna na koronavirovou krizi, na lockdowny, na vakc\u00edny a testov\u00e1n\u00ed, politici ji\u017e za\u010dali odhalovat pl\u00e1ny, kter\u00e9 chystaj\u00ed v nejbli\u017e\u0161\u00ed dob\u011b na zubo\u017een\u00e9 ekonomiky v Evrop\u011b. Ur\u010dit\u011b jste si v\u0161imli, \u017ee tento rok za\u010dalo s\u010d\u00edt\u00e1n\u00ed lidu, co\u017e je st\u00e1tem organizovan\u00e1 ta\u0161ka\u0159ice, jej\u00edm\u017e \u00fa\u010delem je vysondovat, jak na tom jsou ob\u010dan\u00e9 se svoj\u00ed \u017eivotn\u00ed \u00farovn\u00ed a majetky, tedy o kolik jim je mo\u017en\u00e9 zv\u00fd\u0161it dan\u011b, aby je to ekonomicky nepolo\u017eilo. Kdy\u017e lid\u00e9 tedy nap\u00ed\u0161ou \u010d\u00edslo bytu, komisa\u0159i to dohledaj\u00ed a p\u0159epo\u010d\u00edtaj\u00ed za lidi. No prost\u011b dobr\u00e1ci, slu\u017eebn\u00ed\u010dek, \u017ee? Anebo ne? Nejlep\u0161\u00edm p\u0159\u00edkladem je britsk\u00fd Commonwealth, tedy Velk\u00e1 Brit\u00e1nie, Kanada, Austr\u00e1lie, Nov\u00fd Z\u00e9land a zb\u00fdvaj\u00edc\u00ed drobn\u00e1 z\u00e1mo\u0159sk\u00e1 teritoria britsk\u00e9 koruny.\u00a0<strong>V britsk\u00e9m Commonwealthu je jedin\u00fdm majitelem p\u016fdy britsk\u00e1 kr\u00e1lovna. Disponuje ve\u0161ker\u00fdmi pozemky a p\u016fdou.<\/strong>\u00a0Nemovitosti postaven\u00e9 na p\u016fd\u011b Jej\u00edho veli\u010denstva jsou proto zat\u00ed\u017eeny dan\u00ed z nemovitosti, kter\u00e1 se plat\u00ed ka\u017ed\u00fdm rokem.<\/p>\n<h6><span style=\"font-size: 12pt;\">Na Slovensku chystaj\u00ed ro\u010dn\u00ed zdan\u011bn\u00ed nemovitost\u00ed jako v anglo-sask\u00fdch zem\u00edch, kde vlastnictv\u00ed nemovitosti je podm\u00edn\u011bnou ka\u017edoro\u010dn\u00ed dan\u00ed, malou, ale i likvida\u010dn\u00ed<\/span><\/h6>\n<p>Jej\u00ed v\u00fdpo\u010det je r\u016fzn\u00fd, n\u011bkde je symbolick\u00fd, jinde je velmi podstatn\u00fd, ov\u0161em v praxi to znamen\u00e1, \u017ee i kdy\u017e koup\u00edte d\u016fm do osobn\u00edho vlastnictv\u00ed, tak mus\u00edte platit da\u0148 za nemovitost, a to ka\u017ed\u00fd rok, co\u017e je de facto platba za pr\u00e1vo vlastnictv\u00ed nemovitosti na p\u016fd\u011b Jej\u00edho veli\u010denstva.\u00a0<strong>Pota\u017emo tak jako vlastn\u00edci nemovitosti plat\u00edte britsk\u00e9 korun\u011b n\u00e1jemn\u00e9, jako by va\u0161e nemovitost v\u016fbec nebyla va\u0161e a byli byste jako v n\u00e1jmu.<\/strong>\u00a0Pokud p\u0159estanete platit da\u0148 z nemovitosti, st\u00e1t nebo kr\u00e1lovsk\u00e1 koruna v\u00e1m nemovitost zkonfiskuje. Pokud je da\u0148 zanedbateln\u00e1, v\u011bt\u0161inou to nen\u00ed probl\u00e9m a ani d\u016fvod ke vzru\u0161en\u00ed. Jen\u017ee ve chv\u00edli, kdy se re\u017eim rozhodne, \u017ee zah\u00e1j\u00ed proces ru\u0161en\u00ed soukrom\u00e9ho vlastnictv\u00ed nemovitost\u00ed v r\u00e1mci programu Velk\u00e9ho resetu, tak to najednou m\u011bn\u00ed celou situaci.<\/p>\n<p>Na Slovensku to ji\u017e za\u010dalo p\u0159ed n\u011bkolika t\u00fddny. Pravdou ale je, \u017ee dan\u011b z nemovitosti \u010dek\u00e1 mohutn\u00e9 zv\u00fd\u0161en\u00ed a to procento nemus\u00ed b\u00fdt daleko od reality. A to ka\u017ed\u00fd rok. Rodinn\u00fd cihlov\u00fd domek na Slovensku, pokud jde o novostavbu, stoj\u00ed v rozmez\u00ed od 300 do 700 tis\u00edc EUR, ni\u017e\u0161\u00ed ceny jsou za d\u0159evostavby, vy\u0161\u0161\u00ed ceny za exkluzivn\u00ed lokality.<\/p>\n<p>Byty 3+KK se prod\u00e1vaj\u00ed v novostavb\u00e1ch od 130 a\u017e do 250 tis\u00edc EUR, podle m\u011bsta, lokality, jsou i dra\u017e\u0161\u00ed, ale pro p\u0159edstavu a na\u0161\u00ed po\u010detn\u00ed pot\u0159ebu je to r\u00e1mec toho, s \u010d\u00edm budeme pracovat.\u00a0<strong>Pokud si Slov\u00e1k po\u0159\u00edd\u00ed klasick\u00fd zd\u011bn\u00fd d\u016fm v t\u00e9 z\u00e1kladn\u00ed cenov\u00e9 linii 300 000 EUR, potom to bude znamenat, \u017ee ro\u010dn\u011b bude muset st\u00e1tu na dani za nemovitost zaplatit \u201cn\u00e1jemn\u00e9\u201d p\u0159i sazb\u011b 1,6% tr\u017en\u00ed ceny ve v\u00fd\u0161i 4 800 EUR.<\/strong>\u00a0To je 120 000 K\u010d ka\u017ed\u00fd rok na dani. A te\u010f pozor. Dob\u0159e mn\u011b sledujte.<\/p>\n<h6><span style=\"font-size: 12pt;\">Anu\u00e1ln\u00ed da\u0148 z nemovitosti povede k rozd\u011blen\u00ed populace na dv\u011b spole\u010densk\u00e9 t\u0159\u00eddy, na bytovou \u0161lechtu a na n\u00e1jemn\u00edky v roli nevoln\u00edk\u016f<\/span><\/h6>\n<p>Jist\u011b v\u00edte, \u017ee ceny nemovitost\u00ed rostou, v pr\u016fm\u011bru o 5% ro\u010dn\u011b, ale jsou lokality, kde rostou ceny o rovn\u00fdch 10 nebo i v\u00edce procent za rok. Tento zm\u00edn\u011bn\u00fd hypotetick\u00fd Slov\u00e1k bude v dom\u011b \u017e\u00edt 5 let a co se najednou stane, \u017ee cena jeho nemovitosti, nam\u00edsto aby klesala, tak stoup\u00e1 v dan\u00e9 lokalit\u011b spolu s t\u00edm, jak vzr\u016fst\u00e1 na Slovensku bytov\u00e1 krize a nedostatek byt\u016f pro bydlen\u00ed.\u00a0<strong>Domek po 5 letech u\u017e nebude m\u00edt tr\u017en\u00ed hodnotu 300 000 EUR, ale 400 000 EUR. A \u010d\u00edm se to stalo? V lokalit\u011b byla postavena \u0161kola, pobo\u010dka po\u0161ty, zast\u00e1vka MHD, rozvod optick\u00e9ho kabelu na vysokorychlostn\u00ed internet, koupali\u0161t\u011b a lokalita z\u00edskala na trhu presti\u017e.<\/strong><\/p>\n<p>Tak\u017ee ne\u0161\u0165astn\u00fd majitel po 5 letech za\u010dne st\u00e1tu odv\u00e1d\u011bt 6 400 EUR, co\u017e je u\u017e 160 000 korun ro\u010dn\u011b. Pokud se jedn\u00e1 o podnikatele, tak to jist\u011b nebude pro n\u011bho probl\u00e9m. Ale co oby\u010dejn\u00e1 rodina, kter\u00e1 d\u016fm m\u00e1 na hypot\u00e9ku? Ano, tu\u0161\u00edte spr\u00e1vn\u011b, o tuto \u010d\u00e1stku dan\u011b se zv\u00fd\u0161\u00ed spl\u00e1tky. A oby\u010dejn\u00e1 rodina prost\u011b na nemovitost nedos\u00e1hne. Zaveden\u00ed t\u00e9to anglo-sask\u00e9 dan\u011b povede na Slovensku k tomu, \u017ee nemovitosti budou vlastnit jen bohat\u00ed podnikatel\u00e9. Oby\u010dejn\u00fd Slov\u00e1k u\u017e na vlastn\u00ed bydlen\u00ed nedos\u00e1hne, bude muset j\u00edt do n\u00e1jmu. Cena bytu je 100 000 EUR, tak\u017ee st\u00e1tu na dani za rok odvede 1 600 EUR. Jen\u017ee, o tuto \u010d\u00e1stku se ro\u010dn\u011b zvedne n\u00e1jem, proto\u017ee majitel bytu samoz\u0159ejm\u011b nebude da\u0148 st\u00e1tu platit ze sv\u00e9ho, da\u0148 tedy rozpust\u00ed do m\u011bs\u00ed\u010dn\u00edch n\u00e1jm\u016f.\u00a0<strong>V p\u0159epo\u010dtu to znamen\u00e1, \u017ee m\u011bs\u00ed\u010dn\u011b se zvedne n\u00e1jem o 133 EUR, tak\u017ee rodinu u\u017e n\u00e1jem nebude st\u00e1t 550 EUR v pr\u016fm\u011bru, ale v\u00fd\u0161e n\u00e1jmu se p\u0159ibl\u00ed\u017e\u00ed magick\u00e9 a d\u011bsiv\u00e9 hranici 700 EUR za dvoupokojov\u00fd byt s kuchy\u0148sk\u00fdm koutkem.<\/strong>\u00a0Rodina bude platit 683 EUR. Rodinu tak vyjde n\u00e1jemn\u00ed bydlen\u00ed v takov\u00e9m byt\u011b o 1 600 EUR ro\u010dn\u011b dr\u00e1\u017e. O tuto sumu se sn\u00ed\u017e\u00ed finan\u010dn\u00ed svoboda rodiny, proto\u017ee ka\u017ed\u00fd m\u011bs\u00edc se bude muset rodina o 133 EUR uskromnit, aby majitel bytu mohl st\u00e1tu zaplatit da\u0148.<\/p>\n<h6><span style=\"font-size: 12pt;\">Sta\u0159\u00ed lid\u00e9 s nemovitostmi za miliony redeleguj\u00ed platby dan\u011b na d\u011bdice, ti ale mnohdy na zaplacen\u00ed nebudou m\u00edt, nemovitost skon\u010d\u00ed v dra\u017eb\u011b st\u00e1tu a koup\u00ed ji nadn\u00e1rodn\u00ed bytov\u00fd fond<\/span><\/h6>\n<p>A to st\u00e1le zde mluv\u00edme pouze o ekonomicky aktivn\u00edch lidech, kte\u0159\u00ed si mohou takov\u00e9 bydlen\u00ed a placen\u00ed dan\u00ed dovolit. Jen\u017ee, co t\u0159eba d\u016fchodci, kte\u0159\u00ed vlastn\u00ed rozlehl\u00e9 nemovitosti, statky a dome\u010dky v malebn\u00e9 kulise chr\u00e1n\u011bn\u00fdch krajinn\u00fdch oblast\u00ed Slovenska?\u00a0<strong>Ba\u010dovsk\u00e1 roubenka s fascinuj\u00edc\u00edm v\u00fdhledem na Malou Fatru, tr\u017en\u00ed hodnota 1 450 000 EUR. Ro\u010dn\u00ed da\u0148 z takov\u00e9 nemovitosti by byla 23 200 EUR, to je 580 000 korun.<\/strong>\u00a0M\u016f\u017eete mi \u0159\u00edct, kde by vzal p\u00e1r d\u016fchodc\u016f, kte\u0159\u00ed v roubence \u017eij\u00ed, takov\u00e9 pen\u00edze? A je\u0161t\u011b nav\u00edc ka\u017ed\u00fd rok? Tak\u017ee, to je Eduard Heger vyst\u011bhuje?
