To tak\u00e9 vy\u017eene n\u00e1jmy extr\u00e9mn\u011b vysoko.<\/span><\/strong><\/p>\n<p><span>N\u011bmeck\u00e9 stavebnictv\u00ed je v hlubok\u00e9 krizi, kter\u00e1 by mohla m\u00edt dalekos\u00e1hl\u00e9 d\u016fsledky pro trh s bydlen\u00edm a n\u00e1jemn\u00edky. Posti\u017eena je zejm\u00e9na v\u00fdstavba rodinn\u00fdch dom\u016f, kde do\u0161lo k poklesu o 35,4 procenta. Od t\u00e9 doby se\u00a0<\/span><a href=\"https:\/\/www.haufe.de\/immobilien\/entwicklung-vermarktung\/marktanalysen\/zahl-der-baugenehmigungen-sinkt-weiter_84324_438242.html\"><span>nic<\/span><\/a><span>\u00a0nezlep\u0161ilo\u00a0. \u00da\u010dinky tohoto v\u00fdvoje jsou ji\u017e patrn\u00e9: \u010detn\u00e9 stavebn\u00ed projekty jsou pozastaveny nebo zcela opu\u0161t\u011bny. To plat\u00ed jak pro soukromou bytovou v\u00fdstavbu, tak pro projekty v\u011bt\u0161\u00edch bytov\u00fdch dru\u017estev. Inflace byla v \u010dervnu 2023 6,4 procenta, co\u017e vedlo k obecn\u00e9mu n\u00e1r\u016fstu cen stavebn\u00edch materi\u00e1l\u016f. Evropsk\u00e1 centr\u00e1ln\u00ed banka z\u00e1rove\u0148 v reakci na inflaci zv\u00fd\u0161ila kl\u00ed\u010dovou \u00farokovou sazbu na 4,25 procenta, co\u017e zdra\u017euje stavebn\u00ed \u00fav\u011bry a zt\u011b\u017euje financov\u00e1n\u00ed projekt\u016f.<\/span><\/p>\n<p><span>Krom\u011b toho existuj\u00ed p\u0159\u00edsn\u011bj\u0161\u00ed stavebn\u00ed p\u0159edpisy v r\u00e1mci \u00fasil\u00ed o dosa\u017een\u00ed v\u011bt\u0161\u00ed klimatick\u00e9 neutrality. Stavebn\u00ed energetick\u00fd z\u00e1kon (GEG) stanov\u00ed, \u017ee od roku 2024 mus\u00ed b\u00fdt ka\u017ed\u00fd nov\u011b instalovan\u00fd topn\u00fd syst\u00e9m nap\u00e1jen z 65 procent obnoviteln\u00fdmi zdroji energie. Zat\u00edmco tato opat\u0159en\u00ed maj\u00ed p\u0159isp\u011bt k dlouhodob\u00e9 udr\u017eitelnosti, kr\u00e1tkodob\u011b vedou k dal\u0161\u00edmu n\u00e1r\u016fstu n\u00e1klad\u016f ve stavebnictv\u00ed.
