Spolu s n\u00edm debatovali \u0159editel Skanska Residential Petr Mich\u00e1lek a zn\u00e1m\u00fd architekt Jakub Cigler. V r\u00e1mci diskuze se dotkli nejen udr\u017eitelnosti d\u0159evostaveb, ale tak\u00e9 problematiky financov\u00e1n\u00ed projekt\u016f ze d\u0159eva a jejich regulace.<\/strong><\/p>\n<p>B\u0159eznovou akci prob\u00edhaj\u00edc\u00ed v Praze nav\u0161t\u00edvilo v\u00edce ne\u017e 100 lid\u00ed z \u0159ad \u0161pi\u010dek \u010desk\u00e9ho developmentu, investor\u016f, podnikatel\u016f ve stavebnictv\u00ed a z\u00e1stupc\u016f bank a investi\u010dn\u00edch fond\u016f. Debata se v\u011bnovala sou\u010dasn\u00fdm finan\u010dn\u00edm a legislativn\u00edm podm\u00ednk\u00e1m staveb ze d\u0159eva v\u00a0\u010cesk\u00e9 republice. Akci moderoval zakladatel skupiny Grafton Property Partners a z\u00e1rove\u0148 Founding Partner ULI Czech Republic Radek Ku\u010dera.<\/p>\n<p><a href=\"https:\/\/stranapro.cz\/\"><img decoding=\"async\" loading=\"lazy\" class=\"wp-image-40285 aligncenter\" src=\"http:\/\/www.infokuryr.cz\/n\/wp-content\/uploads\/2023\/11\/11pro-300x79.png\" alt=\"\" width=\"596\" height=\"157\" srcset=\"https:\/\/www.infokuryr.cz\/n\/wp-content\/uploads\/2023\/11\/11pro-300x79.png 300w, https:\/\/www.infokuryr.cz\/n\/wp-content\/uploads\/2023\/11\/11pro.png 363w\" sizes=\"(max-width: 596px) 100vw, 596px\" \/><\/a><\/p>\n<p>V\u0161ichni diskutuj\u00edc\u00ed kvitovali dlouho o\u010dek\u00e1van\u00e9 zm\u011bny upravuj\u00edc\u00ed v\u00fd\u0161kov\u00fd limit d\u0159evostaveb na\u00a022,5 metru, p\u0159i\u010dem\u017e <strong>Luk\u00e1\u0161 Zr\u016fst ze skupiny Progresus<\/strong> zd\u016fraznil v\u00fdznam oborov\u00e9 spolupr\u00e1ce pom\u00e1haj\u00edc\u00ed m\u011bnit za\u017eit\u00e9 p\u0159edstavy ve spole\u010dnosti: <em>\u201eP\u0159esto\u017ee R\u00fdma\u0159ov u\u017e v roce 2010 postavil 400 byt\u016f v kombinaci beton-d\u0159evo, tak a\u017e projekty takov\u00fdch zna\u010dek jako Skanska vn\u00edm\u00e1 b\u011b\u017en\u00fd \u010dlov\u011bk jako z\u00e1ruku, \u017ee bytov\u00fd d\u016fm m\u016f\u017ee b\u00fdt ze d\u0159eva.\u201c<\/em> P\u0159itom pr\u00e1v\u011b stavby ze d\u0159eva p\u0159edstavuj\u00ed jednu z cest, jak napl\u0148ovat st\u00e1le vy\u0161\u0161\u00ed n\u00e1roky na udr\u017eitelnost staveb, co\u017e potvrdil i <strong>Petr Mich\u00e1lek ze Skanska Residential<\/strong>: <em>\u201ePo\u017eadavky na udr\u017eitelnost budou tak neuv\u011b\u0159iteln\u011b r\u016fst, \u017ee konven\u010dn\u00ed metody v\u00fdstavby nebudou mo\u017en\u00e9.\u201c<\/em><\/p>\n<p><span style=\"font-size: 18pt;\"><strong>Investice do udr\u017eiteln\u00fdch projekt\u016f: na Z\u00e1pad\u011b jasn\u00fd trend, u n\u00e1s zat\u00edm opatrn\u00fd rozjezd<\/strong><\/span><\/p>\n<p>Rostouc\u00ed v\u00fdznam d\u0159evostaveb v udr\u017eiteln\u00e9m stavebnictv\u00ed potvrdil tak\u00e9 architekt Jakub Cigler, kter\u00fd se nav\u00edc domn\u00edv\u00e1, \u017ee hodnota dom\u016f z konven\u010dn\u00edch materi\u00e1l\u016f bude klesat a banky v\u00a0budoucnu do takov\u00fdch projekt\u016f nebudou cht\u00edt investovat. Financov\u00e1n\u00ed udr\u017eiteln\u00fdch projekt\u016f se dotkl i Zr\u016fst, kter\u00fd vn\u00edm\u00e1 posun v my\u0161len\u00ed bank a jejich snahu o podporu. Zm\u00ednil v\u0161ak dosavadn\u00ed absenci jasn\u00fdch krit\u00e9ri\u00ed, jimi\u017e by bylo mo\u017en\u00e9 se u \u017e\u00e1dost\u00ed o kapit\u00e1l \u0159\u00eddit. V\u0161ichni diskutuj\u00edc\u00ed se shodli na tlaku ze z\u00e1padn\u00ed Evropy, kde jsou investice do environment\u00e1ln\u011b udr\u017eiteln\u00fdch projekt\u016f jasn\u00fdm trendem. Debatuj\u00edc\u00ed shodn\u011b p\u0159ikl\u00e1daj\u00ed omezen\u00fd v\u00fdznam regulac\u00edm, kter\u00e9 by se t\u00fdkaly pod\u00edlu pou\u017eit\u00ed d\u0159eva v projektech. <em>\u201eNep\u0159eregulovat, nenutit, ale vysv\u011btlovat,\u201c<\/em> shrnul <strong>Luk\u00e1\u0161 Zr\u016fst<\/strong> a <strong>Petr Mich\u00e1lek<\/strong> doplnil: <em>\u201eVe sv\u011bt\u011b tomu jde hodn\u011b naproti ve\u0159ejn\u00fd sektor. Nejdynamic\u030cte\u030cj\u0161\u00ed oblast\u00ed podnik\u00e1n\u00ed skupiny je udr\u017eiteln\u00fd reziden\u010dn\u00ed a\u00a0industri\u00e1ln\u00ed development. Mimo jin\u00e9 vlastn\u00ed a rozv\u00edj\u00ed nejve\u030ct\u0161\u00edho c\u030cesk\u00e9ho dodavatele dr\u030cevostaveb RD R\u00fdmar\u030cov s 50letou histori\u00ed a v\u00edce ne\u017e 100 000 spokojen\u00fdmi klienty, kter\u00fd kumulovane\u030c za dobu sv\u00e9 existence dos\u00e1hl tr\u017eeb pr\u030ces 33 miliard Kc\u030c. Vedle toho skupina s roc\u030cn\u00edm obratem 1,5 miliardy Kc\u030c a\u00a0600\u00a0zame\u030cstnanci vstoupila do oblasti v\u00fdstavby komerc\u030cn\u00edch nemovitost\u00ed a podnik\u00e1 tak\u00e9 na poli v\u00fdrobn\u00edho pru\u030amyslu \u010di v\u00fdvoje a produkce udr\u017eiteln\u00fdch materi\u00e1lu\u030a.<\/p>\n<p><span style=\"font-size: 18pt;\"><strong>ULI Czech Republic<\/strong><\/span><\/p>\n<p>\u010cesk\u00e1 sou\u010d\u00e1st glob\u00e1ln\u00edho think-tanku s\u00a0v\u00edce ne\u017e 50 tis\u00edci \u010dleny sdru\u017euj\u00edc\u00ed profesion\u00e1ly z\u00a0oblasti developmentu, urbanismu a architektury spou\u0161t\u00ed v\u00a0\u010cR developer Radek Ku\u010dera, zakladatel firmy Grafton Property Partners, kter\u00fd byl jmenov\u00e1n do jej\u00edho veden\u00ed v\u00a0z\u00e1\u0159\u00ed 2023.
