Nemovitost s v\u00edce ne\u017e 11 500 m\u00b2 pronaj\u00edmateln\u00fdch ploch, kter\u00e1 dosud pat\u0159ila \u010ceskomoravsk\u00e9 Nemovitostn\u00ed, nov\u011b vlastn\u00ed spole\u010dn\u00fd podnik spole\u010dnosti Upvest a\u00a0Lincoln Property Company. Budova nyn\u00ed projde re-developmentem.<\/em><\/p>\n<p>Nemovitostn\u00ed trh v Praze na konci z\u00e1\u0159\u00ed o\u017eivila nov\u00e1 transakce. Administrativn\u00ed budovu Zirkon Office Center le\u017e\u00edc\u00ed v t\u011bsn\u00e9 bl\u00edzkosti stanice metra K\u0159i\u017e\u00edkova z\u00edskal od \u010ceskomoravsk\u00e9 Nemovitostn\u00ed (\u010cMN) spole\u010dn\u00fd podnik tvo\u0159en\u00fd \u010deskou investi\u010dn\u00ed platformou Upvest a p\u0159edn\u00edm americk\u00fdm investorem a developerem komer\u010dn\u00edch nemovitost\u00ed Lincoln Property Company. Objekt o 11 500 m\u00b2 pronaj\u00edmateln\u00e9 plochy je ur\u010den k re-developmentu. Hodnotu transakce smluvn\u00ed strany nezve\u0159ejnily.<\/p>\n<p>Budova Zirkon byla sou\u010d\u00e1st\u00ed bal\u00edku t\u0159\u00ed nemovitost\u00ed v pra\u017esk\u00e9m Karl\u00edn\u011b, kter\u00e9 \u010cMN z\u00edskala v\u00a0roce 2021 od lond\u00fdnsk\u00e9 spole\u010dnosti Revetas Capital. Hodnota transakce tehdy p\u0159es\u00e1hla 2\u00a0miliardy korun. Zat\u00edmco budovy Corso a Apeiron zam\u00ed\u0159ily do nemovitostn\u00edho fondu NEMO, kter\u00fd \u010cMN zalo\u017eila, Zirkon Office Center m\u011bn\u00ed majitele nyn\u00ed.<\/p>\n<p><em>\u201eKarl\u00edn je z pohledu kancel\u00e1\u0159sk\u00fdch objekt\u016f v Praze jedine\u010dnou a velmi obl\u00edbenou lokalitou. Akvizic\u00ed portfolia t\u0159\u00ed nemovitost\u00ed v t\u00e9to modern\u00ed \u010dtvrti jsme p\u0159ed necel\u00fdmi dv\u011bma lety z\u00edskali dv\u011b kvalitn\u00ed kancel\u00e1\u0159sk\u00e9 budovy vhodn\u00e9 pro n\u00e1mi zalo\u017een\u00fd fond NEMO. Zirkon je v\u00fdjime\u010dn\u00fd svoj\u00ed lokalitou p\u0159\u00edmo u metra a je v n\u011bm velk\u00e1 p\u0159idan\u00e1 hodnota, je\u017e v\u0161ak mus\u00ed b\u00fdt extrahov\u00e1na vhodn\u00fdm re-developmentem. P\u0159esahuje tak r\u00e1mec hlavn\u00ed n\u00e1pln\u011b na\u0161eho podnik\u00e1n\u00ed, kterou tvo\u0159\u00ed dr\u017eba a spr\u00e1va nejkvalitn\u011bj\u0161\u00edch nemovitost\u00ed v Praze. Proto jsme se rozhodli Zirkon p\u0159enechat \u0161pi\u010dkov\u00fdm partner\u016fm a jejich architekt\u016fm i urbanist\u016fm, kter\u00fdch si velmi v\u00e1\u017e\u00edme,\u201d <\/em>popisuje<strong> p\u0159edseda p\u0159edstavenstva \u010cMN Radek Stacha<\/strong>.<\/p>\n<p>Pen\u00edze z\u00edskan\u00e9 prodejem Zirkon Office Center \u010cMN podle Stachy vyu\u017eije p\u0159i dal\u0161\u00edm chystan\u00e9m roz\u0161i\u0159ov\u00e1n\u00ed sv\u00e9ho portfolia. To nyn\u00ed zahrnuje t\u00e9m\u011b\u0159 140 000 metr\u016f \u010dtvere\u010dn\u00edch pronaj\u00edmateln\u00e9 plochy v 9 modern\u00edch administrativn\u00edch objektech, co\u017e skupinu \u0159ad\u00ed vedle CPI a Passerinvest mezi nejv\u011bt\u0161\u00ed lok\u00e1ln\u00ed dr\u017eitele kancel\u00e1\u0159sk\u00fdch prostor v Praze. <em>\u201eObdob\u00ed vysok\u00fdch \u00farokov\u00fdch sazeb je na sv\u00e9m vrcholu, jejich o\u010dek\u00e1van\u00fd pokles v p\u0159\u00ed\u0161t\u00edm roce povede k o\u017eiven\u00ed aktivity realitn\u00edho trhu. \u010cMN je v tomto ohledu d\u00edky prost\u0159edk\u016fm p\u0159ipraven\u00fdm na nov\u00e9 n\u00e1kupy v komfortn\u00ed pozici. Aktu\u00e1ln\u00ed absence siln\u00e9ho zahrani\u010dn\u00edho kapit\u00e1lu se sna\u017e\u00edme vyu\u017e\u00edt obdobn\u011b jako v roce 2020, kdy n\u00e1m velmi kr\u00e1tk\u00e1 nejistota na trhu poskytla dv\u011b jedine\u010dn\u00e9 akvizi\u010dn\u00ed p\u0159\u00edle\u017eitosti v podob\u011b budov CityWest a Churchill Square,\u201d <\/em>\u0159\u00edk\u00e1 <strong>Stacha<\/strong> s t\u00edm, \u017ee se \u010cMN chce p\u0159i n\u00e1kupu dal\u0161\u00edch aktiv zam\u011b\u0159it na nemovitosti v\u00edce odpov\u00eddaj\u00edc\u00ed portfoliu skupiny, ne\u017e byl Zirkon.<\/p>\n<p>Pro spole\u010dnost Upvest, kter\u00e1 krom\u011b dluhov\u00fdch investic umo\u017e\u0148uje profesion\u00e1ln\u00edm investor\u016fm tak\u00e9 p\u0159\u00edm\u00e9 pod\u00edlov\u00e9 vstupy do konkr\u00e9tn\u00edch realitn\u00edch projekt\u016f, je akvizice Zirkon Office Center druh\u00fdm takov\u00fdm projektem, a to po <a href=\"https:\/\/docs.google.com\/document\/d\/1zLNVtQbjqcfd8XCfPS13crqRgnfVk99j\/edit?usp=drivesdk&amp;ouid=115020613674795617059&amp;rtpof=true&amp;sd=true\">lo\u0148sk\u00e9 akvizici b<\/a><a href=\"https:\/\/docs.google.com\/document\/d\/1zLNVtQbjqcfd8XCfPS13crqRgnfVk99j\/edit?usp=drivesdk&amp;ouid=115020613674795617059&amp;rtpof=true&amp;sd=true\">ratislavsk\u00e9ho brownfieldov\u00e9ho are\u00e1lu<\/a> u\u00a0vstupu do lesoparku \u017delezn\u00e1 studienka. Upvest vystupuje v projektu v roli finan\u010dn\u00edho partnera vedle Lincoln Property Company, kter\u00e1 bude m\u00edt na starosti ka\u017edodenn\u00ed \u0159\u00edzen\u00ed projektu. Spole\u010dnost Upvest je od lo\u0148sk\u00e9ho roku sou\u010d\u00e1st\u00ed skupiny Komer\u010dn\u00ed banky, kter\u00e1 v\u00a0n\u00ed\u00a0z\u00edskala 96% pod\u00edl.<\/p>\n<p><em>\u201eZ pozice finan\u010dn\u00edho partnera vyb\u00edr\u00e1me takov\u00e9 projekty, u kter\u00fdch m\u00e1me vysokou m\u00edru p\u0159esv\u011bd\u010den\u00ed, \u017ee investor\u016fm doru\u010d\u00ed zhodnocen\u00ed odpov\u00eddaj\u00edc\u00ed riziku dan\u00e9ho z\u00e1m\u011bru, v tomto p\u0159\u00edpad\u011b re-developmentu. B\u011bhem posledn\u00edch p\u011bti let jsme p\u0159i rekonstrukci nedalek\u00e9 budovy Pal\u00e1c Karl\u00edn byli sv\u011bdky velmi siln\u00e9ho z\u00e1jmu ze strany \u010desk\u00fdch a zahrani\u010dn\u00edch firem o kancel\u00e1\u0159sk\u00e9 a maloobchodn\u00ed prostory v t\u00e9to lokalit\u011b, co\u017e se prom\u00edtlo do r\u016fstu n\u00e1jemn\u00e9ho o v\u00edce ne\u017e 40 %. V r\u00e1mci dluhov\u00e9 strategie spole\u010dnost poskytla financov\u00e1n\u00ed p\u0159esahuj\u00edc\u00ed 2 mld. K\u010d pro projekty v hodnot\u011b 15 mld. Spole\u010dnost zalo\u017een\u00e1 v roce 2017 pat\u0159\u00ed od roku 2022 do skupiny Komer\u010dn\u00ed banky.<\/p>\n<p><strong>Lincoln Property Company<\/strong> spravuje po cel\u00e9m sv\u011bt\u011b nemovitostn\u00ed aktiva v\u202fhodnot\u011b 94 miliard dolar\u016f. P\u016fsob\u00ed nap\u0159\u00ed\u010d v\u0161emi sektory realitn\u00edho trhu, kter\u00e9 nab\u00edzej\u00ed atraktivn\u00ed v\u00fdnos a potenci\u00e1l dal\u0161\u00edho r\u016fstu. Od sv\u00e9ho zalo\u017een\u00ed v roce 1965 postavila ji\u017e v\u00edce ne\u017e 15 milion\u016f metr\u016f \u010dtvere\u010dn\u00edch komer\u010dn\u00edch ploch. Do Evropy p\u016fvodn\u011b vstoupila v roce 1989 a v roce 1997 uzav\u0159ela partnerstv\u00ed se spole\u010dnost\u00ed AIG. N\u00e1sledn\u011b pod n\u00e1zvem AIG\/Lincoln realizovala v\u00edce ne\u017e 50 developersk\u00fdch projekt\u016f. V roce 2015 AIG pod\u00edl spole\u010dnosti Lincoln Property Company ve spole\u010dn\u00e9 entit\u011b odkoupila, od roku 2016 je tak Lincoln Property Company v Evrop\u011b aktivn\u00ed samostatn\u011b.
