imigrace a prudce rostouc\u00ed ceny bytov\u00e9 v\u00fdstavby.\u00a0Situace se st\u00e1v\u00e1 kritickou a zhor\u0161uje ji pokra\u010duj\u00edc\u00ed p\u0159\u00edliv lid\u00ed ze zahrani\u010d\u00ed.<\/span><\/strong><\/p>\n<p><span>Sv\u011btov\u00fd \u00fa\u0159ad soci\u00e1ln\u00ed p\u00e9\u010de je p\u0159et\u00ed\u017een\u00fd.\u00a0Ji\u017e v lednu\u00a0<\/span><a href=\"https:\/\/bauen-und-wohnen-in-deutschland.de\/wp-content\/uploads\/2023\/01\/Studie-Bauen-und-Wohnen-in-der-Krise.pdf\"><span>studie<\/span><\/a><span>\u00a0pouk\u00e1zala na to, \u017ee popt\u00e1vky.\u00a0Z\u00e1rove\u0148 je zde nedostatek (cenov\u011b dostupn\u00e9ho) bydlen\u00ed, nebo\u0165 na jedn\u00e9 stran\u011b je\u00a0<\/span><a href=\"https:\/\/www.zdf.de\/nachrichten\/heute-sendungen\/sozialwohnungen-mangel-deutschland-video-100.html\"><span>st\u00e1le m\u00e9n\u011b jednotek soci\u00e1ln\u00edho bydlen\u00ed<\/span><\/a><span>\u00a0a na druh\u00e9 stran\u011b se v\u00fdstavba nov\u00fdch bytov\u00fdch jednotek prodra\u017euje z v\u00edce faktor\u016f.\u00a0Je t\u0159eba m\u00edt na pam\u011bti, \u017ee trvale vysok\u00e9 \u00farovn\u011b \u010dist\u00e9 imigrace vedly za posledn\u00edch deset let k n\u00e1r\u016fstu populace o p\u0159ibli\u017en\u011b \u010dty\u0159i miliony (zv\u00fd\u0161en\u00ed p\u0159ibli\u017en\u011b o 5 procent).\u00a0Hlavn\u00edmi hybateli byla migra\u010dn\u00ed krize v roce 2015 (Merkelovo \u201eMy to dok\u00e1\u017eeme\u201c) a eskalace na Ukrajin\u011b v roce 2022.<\/span><\/p>\n<p><span>P\u0159esto\u017ee spolkov\u00e1 vl\u00e1da deklarovala c\u00edl postavit v N\u011bmecku ka\u017ed\u00fd rok 400 000 byt\u016f a 100 000 jednotek soci\u00e1ln\u00edho bydlen\u00ed, p\u0159\u00e1n\u00ed a realita jsou v rozporu.\u00a0Pozemk\u016f je vz\u00e1cn\u00e9 a drah\u00e9 (od roku 2010 do roku 2021 vid\u00edme\u00a0<\/span><a href=\"https:\/\/de.statista.com\/statistik\/daten\/studie\/199842\/umfrage\/preisentwicklung-fuer-bauland-nach-bundeslaendern\/\" target=\"_blank\" rel=\"noreferrer noopener\"><span>zhruba zdvojn\u00e1soben\u00ed<\/span><\/a><span>\u00a0) a samotn\u00e1 v\u00fdstavba se tak\u00e9 v\u00fdrazn\u011b prodra\u017euje v d\u016fsledku v\u00edce faktor\u016f.\u00a0Krom\u011b rostouc\u00edch cen stavebn\u00edch materi\u00e1l\u016f jsou faktory ovliv\u0148uj\u00edc\u00ed ceny tak\u00e9 z\u00e1konn\u00e9 p\u0159edpisy o izolaci a \u201eochran\u011b klimatu\u201c.\u00a0<a href=\"https:\/\/www.destatis.de\/DE\/Themen\/Wirtschaft\/Preise\/Baupreise-Immobilienpreisindex\/_inhalt.html\" target=\"_blank\" rel=\"noreferrer noopener\">Jak uvedl<\/a>\u00a0Spolkov\u00fd statistick\u00fd \u00fa\u0159ad<\/span><span>Ceny staveb pro rodinn\u00e9 domy a rodinn\u00e9 domy vzrostly od roku 2010 do roku 2021 o 41 procent, zat\u00edmco obecn\u00fd index spot\u0159ebitelsk\u00fdch cen zaznamenal n\u00e1r\u016fst o 17 procent.\u00a0Je\u0161t\u011b hor\u0161\u00ed je situace u indexu cen nemovitost\u00ed, kde byl ve stejn\u00e9m obdob\u00ed zaznamen\u00e1n celorepublikov\u00fd pr\u016fm\u011brn\u00fd n\u00e1r\u016fst cen o 84 procent.\u00a0Odpov\u00eddaj\u00edc\u00ed efekt m\u00e1 omezen\u00e1 nab\u00eddka s prudk\u00fdm n\u00e1r\u016fstem popt\u00e1vky.<\/span><\/p>\n<p><span>Zat\u00edm to ale nevypad\u00e1, \u017ee by na imigra\u010dn\u00ed front\u011b do\u0161lo k n\u011bjak\u00e9mu uvoln\u011bn\u00ed.\u00a0Po\u010dty migrace do Evropy z\u016fst\u00e1vaj\u00ed vysok\u00e9 a N\u011bmecko je i nad\u00e1le jednou z nejobl\u00edben\u011bj\u0161\u00edch destinac\u00ed p\u0159ist\u011bhovalc\u016f.\u00a0V\u00fdsledn\u00fd n\u00e1r\u016fst popt\u00e1vky po obytn\u00e9 plo\u0161e v\u0161ak znamen\u00e1, \u017ee v\u00fdrazn\u011b rostou i n\u00e1jmy.\u00a0<\/span><strong><span>Zejm\u00e9na ve v\u011bt\u0161\u00edch m\u011bstech a jejich okol\u00ed je pro norm\u00e1ln\u011b vyd\u011bl\u00e1vaj\u00edc\u00edho \u010dlov\u011bka st\u00e1le nemo\u017en\u011bj\u0161\u00ed dovolit si vlastn\u00ed byt.\u00a0Za takov\u00fdch okolnost\u00ed nen\u00ed zalo\u017een\u00ed rodiny ani vzd\u00e1len\u011b mysliteln\u00e9.<\/span><\/strong><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone size-full wp-image-1185\"
