Za prvn\u00ed pololet\u00ed 2023 dos\u00e1hl zhodnocen\u00ed 3,81 %, co\u017e p\u0159edstavuje meziro\u010dn\u00ed n\u00e1r\u016fst o 0,6 procentn\u00edho bodu. V\u00fdkonnost za posledn\u00edch 12 m\u011bs\u00edc\u016f pak \u010din\u00ed 8,53 %. Na v\u00fdsledc\u00edch fondu NEMO se stejn\u011b jako loni nad\u00e1le p\u0159\u00edzniv\u011b projevuje uplat\u0148ov\u00e1n\u00ed infla\u010dn\u00edch dolo\u017eek, kter\u00e9 p\u0159isp\u00edvaj\u00ed k dynamick\u00e9mu r\u016fstu p\u0159\u00edjm\u016f z n\u00e1jemn\u00e9ho. Nav\u00edc se poda\u0159ilo za v\u00fdhodn\u011bj\u0161\u00edch podm\u00ednek p\u0159eobsadit nov\u00fdmi n\u00e1jemci polyfunk\u010dn\u00ed kancel\u00e1\u0159skou budovu Peka\u0159sk\u00e1, co\u017e dokazuje, \u017ee popt\u00e1vka po\u00a0\u0161pi\u010dkov\u00fdch administrativn\u00edch prostor\u00e1ch v Praze z\u016fst\u00e1v\u00e1 nad\u00e1le vysok\u00e1.<\/strong><\/p>\n<p>Pr\u00e1v\u011b specializace na kvalitn\u00ed kancel\u00e1\u0159sk\u00e9 budovy v atraktivn\u00edch lokalit\u00e1ch hlavn\u00edho m\u011bsta se dlouhodob\u011b ukazuje jako jedna z hlavn\u00edch siln\u00fdch str\u00e1nek fondu NEMO. Bonitn\u00ed n\u00e1jemci z \u0159ad nadn\u00e1rodn\u00edch spole\u010dnost\u00ed, jako je nap\u0159\u00edklad Nestl\u00e9 nebo Siemens, cht\u011bj\u00ed m\u00edt svoje zastoupen\u00ed v\u00a0Praze a nav\u00edc se snadno vyrovn\u00e1vaj\u00ed s r\u016fstem n\u00e1jemn\u00e9ho i se situac\u00ed na trhu s energiemi. Nebude ale nakupovat co nejrychleji a za ka\u017edou cenu na \u00fakor stabiln\u00edho v\u00fdnosu pro investory. T\u011bch v posledn\u00edch m\u011bs\u00edc\u00edch rychle p\u0159ib\u00fdv\u00e1, proto\u017ee lid\u00e9 ve snaze chr\u00e1nit svoje pen\u00edze p\u0159ed inflac\u00ed \u010d\u00edm d\u00e1l v\u00edce vyhled\u00e1vaj\u00ed konzervativn\u00ed investi\u010dn\u00ed n\u00e1stroje s atraktivn\u00edm zhodnocen\u00edm. Jen od za\u010d\u00e1tku leto\u0161n\u00edho roku se po\u010det klient\u016f fondu NEMO zv\u00fd\u0161il o \u010dtvrtinu na 7 200.<\/p>\n<p>Krom\u011b potenci\u00e1ln\u00edho v\u00fdnosu nov\u00fdch aktiv bude hr\u00e1t p\u0159i roz\u0161i\u0159ov\u00e1n\u00ed fondu d\u016fle\u017eitou roli tak\u00e9 udr\u017eitelnost. NEMO toti\u017e nov\u011b nese ozna\u010den\u00ed Light Green Fund, kter\u00e9 podle evropsk\u00e9ho na\u0159\u00edzen\u00ed SFDR n\u00e1le\u017e\u00ed finan\u010dn\u00edm produkt\u016fm, je\u017e se \u0159\u00edd\u00ed principy udr\u017eitelnosti. Ve druh\u00e9 polovin\u011b roku nav\u00edc veden\u00ed fondu pl\u00e1nuje uskute\u010dnit energetick\u00e9 audity budov v portfoliu. To umo\u017en\u00ed l\u00e9pe m\u011b\u0159it spot\u0159ebu energi\u00ed a odhal\u00ed mo\u017enosti dal\u0161\u00edho zv\u00fd\u0161en\u00ed energetick\u00e9 \u00fa\u010dinnosti tak, aby aktiva fondu NEMO do\u00a0budoucna mohla usilovat o z\u00edsk\u00e1n\u00ed mezin\u00e1rodn\u00edch certifikac\u00ed udr\u017eitelnosti, jako je nap\u0159\u00edklad LEED \u010di BREEAM.<\/p>\n<p>Konkuren\u010dn\u00ed v\u00fdhodu fondu NEMO na poli udr\u017eitelnosti z\u00e1rove\u0148 zv\u00fd\u0161ila \u010derstv\u00e1 novinka v podob\u011b mo\u017enosti uzav\u00edrat takzvan\u00e9 green leases. Jde o speci\u00e1ln\u00ed druh n\u00e1jemn\u00edch smluv, kter\u00fd p\u0159\u00edmo zavazuje pronaj\u00edmatele i n\u00e1jemn\u00edka k omezov\u00e1n\u00ed dopadu jejich podnik\u00e1n\u00ed na \u017eivotn\u00ed prost\u0159ed\u00ed. Na\u00a0kancel\u00e1\u0159sk\u00e9m trhu v Praze nyn\u00ed existuje jen mal\u00e9 procento budov, kter\u00e9 tento typ n\u00e1jemn\u00ed smlouvy dok\u00e1\u017eou nab\u00eddnout. Popt\u00e1vka po green leases p\u0159itom prudce roste s t\u00edm, jak zejm\u00e9na nadn\u00e1rodn\u00ed korporace zvy\u0161uj\u00ed svoje \u00fasil\u00ed na poli ESG a uplat\u0148uj\u00ed svoje glob\u00e1ln\u00ed strategie i v \u010cesku. Jde tak o dal\u0161\u00ed faktor, kter\u00fd spolu s p\u0159etrv\u00e1vaj\u00edc\u00ed inflac\u00ed, nedostate\u010dnou v\u00fdstavbou v Praze, vysoce diverzifikovan\u00fdm portfoliem t\u00e9m\u011b\u0159 100 bonitn\u00edch n\u00e1jemc\u016f a nov\u00fdmi akvizicemi podpo\u0159\u00ed atraktivn\u00ed v\u00fdkonnost fondu NEMO i do budoucna.<strong>\u00a0<\/strong><\/p>\n<p><span style=\"font-size: 14pt;\"><strong>Nemovitostn\u00ed fond NEMO<\/strong><\/span><\/p>\n<p>Fond NEMO investuje do komer\u010dn\u00edch nemovitost\u00ed na \u00fazem\u00ed \u010cesk\u00e9 republiky, kter\u00e9 maj\u00ed konzistentn\u00ed a dlouhodob\u011b udr\u017eiteln\u00fd potenci\u00e1l n\u00e1jemn\u00edho v\u00fdnosu. Investor\u016fm tak p\u0159in\u00e1\u0161\u00ed stabiln\u00ed a z\u00e1rove\u0148 atraktivn\u00ed zhodnocen\u00ed jejich prost\u0159edk\u016f. NEMO do sv\u00e9ho portfolia za\u0159azuje ji\u017e funguj\u00edc\u00ed projekty s\u00a0kvalitn\u00edmi n\u00e1jemci a s co nejdel\u0161\u00ed smluvn\u00ed dobou n\u00e1jmu. C\u00edlen\u00fd v\u00fdnos fondu v roce 2023 \u010din\u00ed pro investory do pod\u00edlov\u00fdch list\u016f 8 % s d\u016frazem na linearitu v\u00fdnosu p\u0159i ka\u017ed\u00e9 valuaci, kter\u00e1 je m\u011bs\u00ed\u010dn\u00ed.
