Pokud si tedy po roce 2030 budete cht\u00edt postavit d\u016fm, u\u017e na n\u011bj mnoho lid\u00ed nedos\u00e1hne, proto\u017ee nedos\u00e1hnete na hypot\u00e9ku. Cel\u00e9 to povede k tomu, \u017ee dojde ke\u00a0<em>kubanizaci<\/em>\u00a0Evropsk\u00e9 unie a lid\u00e9 budou kupovat star\u0161\u00ed stavby.<\/p>\n<p>Podobn\u011b jako s elektrick\u00fdmi auty, kter\u00e9 si u\u017e dnes v\u011bt\u0161ina lid\u00ed nem\u016f\u017ee dovolit a sahaj\u00ed po star\u0161\u00edch spalovac\u00edch vozech z bazar\u016f. Je to kop\u00edrov\u00e1n\u00ed procesu\u00a0<em>kubanizace<\/em>.\u00a0<strong>Jen\u017ee ve skute\u010dnosti je to mnohem hor\u0161\u00ed ne\u017e na Kub\u011b. Kuba toti\u017e sv\u00fdm ob\u010dan\u016fm nezakazuje a nekonfiskuje pod z\u00e1minkami ekologie star\u00e1 auta z poloviny 50. let minul\u00e9ho stolet\u00ed.<\/strong>\u00a0Soudruzi z Bruselu se rozhodli, \u017ee tuto d\u00edru v syst\u00e9mu zalep\u00ed. Minim\u00e1ln\u011b u t\u011bch staveb.<\/p>\n<h6><span style=\"font-size: 18pt;\">Majitel\u00e9 nemovitost\u00ed se stali c\u00edlem zelen\u00fdch gauner\u016f z Evropsk\u00e9 unie<\/span><\/h6>\n<p>Evropsk\u00fd parlament toti\u017e za druh\u00e9 schv\u00e1lil ve sm\u011brnici i drakonick\u00e9 ustanoven\u00ed, \u017ee majitel\u00e9 sou\u010dasn\u00fdch a existuj\u00edc\u00edch budov ur\u010den\u00fdch k bydlen\u00ed (trval\u00e9mu i rekrea\u010dn\u00edmu) mus\u00ed zajistit,\u00a0<strong>aby jejich budovy do roku 2030 spl\u0148ovaly energetickou normu E a do roku 2033 u\u017e i normu D.<\/strong>\u00a0<strong>Pokud toto majitel\u00e9 nespln\u00ed, hroz\u00ed jim dosud neujasn\u011bn\u00e9 pokuty a sankce, o kter\u00fdch se zat\u00edm jedn\u00e1.<\/strong><\/p>\n<p>Na stole jsou mo\u017enosti obrovsk\u00fdch pokut na emise CO2 odvozen\u00e9 z neefektivity energetick\u00e9 t\u0159\u00eddy budovy F nebo G, d\u00e1le se mluv\u00ed o tzv. emisn\u00edch povolenk\u00e1ch pro budovy, kter\u00e9 nespln\u00ed normu, potom by majitel\u00e9 museli nakupovat ka\u017ed\u00fd rok nebo \u010dtvrtletn\u011b emisn\u00ed povolenky na sv\u00e9 budovy stejn\u011b jako je nakupuj\u00ed n\u011bmeck\u00e9 automobilky p\u0159i v\u00fdrob\u011b sv\u00fdch spalovac\u00edch aut! \u0160\u00edlenstv\u00ed? Leg\u00e1ln\u011b v\u00e1s zbav\u00ed vlastnictv\u00ed nemovitosti s odkazem na ve\u0159ejn\u00e9 ohro\u017een\u00ed, \u017ee va\u0161e budova produkuje emise a vy odm\u00edt\u00e1te (rozum\u011bj nem\u00e1te pen\u00edze na) rekonstrukci. Poj\u010fme si rozebrat detaily, jak to bude fungovat.<\/p>\n<h6><span style=\"font-size: 18pt;\">Schwabovci z Bruselu cht\u011bj\u00ed donutit lidi k zateplov\u00e1n\u00ed staveb, u kter\u00fdch je energetick\u00e1 konvergence \u010dasto vylou\u010den\u00e1 kv\u016fli vysok\u00fdm n\u00e1klad\u016fm<\/span><\/h6>\n<p>Podle sm\u011brnice budou existovat v\u00fdjimky, na kter\u00e9 se zateplov\u00e1n\u00ed vztahovat nebude. Budou tam pat\u0159it budovy ve vlastnictv\u00ed arm\u00e1dy, kter\u00e9 jsou ur\u010deny k obran\u011b st\u00e1tu. D\u00e1le tam budou pat\u0159it historick\u00e9 objekty jako jsou z\u00e1mky, hrady a podle v\u0161eho i budovy, kter\u00e9 jsou prohl\u00e1\u0161eny za kulturn\u00ed historickou pam\u00e1tku. D\u00e1le se to nebude t\u00fdkat kostel\u016f, chr\u00e1m\u016f a objekt\u016f pro bohoslu\u017eby, obecn\u011b pro sakr\u00e1ln\u00ed stavby. Co je to kriply v tom Bruselu? Jak zatepl\u00edme na\u0161i chatu, kter\u00e1 je sice mr\u0148av\u00e1, ale p\u0159esto m\u00e1 60 metr\u016f zastav\u011bn\u00e9 plochy? A co na\u0161e vila z 1. republiky po prarodi\u010d\u00edch?<\/p>\n<p>Jak ji posuneme z energetick\u00e9 t\u0159\u00eddy G do D?\u00a0<strong><em>N\u00e1kladov\u011b mi to vych\u00e1z\u00ed na t\u00e9m\u011b\u0159 7 milion\u016f korun na rekonstrukci\u2026<\/em>, napsal n\u00e1m majitel prvorepublikov\u00e9 nemovitosti na okraji Prahy do redakce, na jeho\u017e podn\u011bt jsme se rozhodli p\u0159ipravit tento \u010dl\u00e1nek<\/strong>. Poslal n\u00e1m i fotografie, ale z d\u016fvodu ochrany soukrom\u00ed \u010dten\u00e1\u0159e je nebudeme publikovat. Uva\u017euje, \u017ee nemovitost rad\u011bji zav\u010das prod\u00e1, proto\u017ee nem\u00e1 prost\u0159edky na renovaci. Ano, a to je p\u0159esn\u011b c\u00edlem. A plat\u00ed to i pro vesnick\u00e9 stavby, pokud m\u00e1te usedlost, selsk\u00fd dv\u016fr, tak mus\u00edte obytnou \u010d\u00e1st z t\u0159\u00eddy G uv\u00e9st do t\u0159\u00eddy D nejpozd\u011bji do roku 2033.<\/p>\n<h6><span style=\"font-size: 18pt;\">Chalupy, chaty a prvorepublikov\u00e9 stavby se stanou brzy \u010dasovanou bombou\u2026 bu\u010f v\u00e1s rekonstrukce zruinuje, nebo v\u00e1m Brusel napa\u0159\u00ed sankce, nebo v\u00e1m exekutor nemovitost zabav\u00ed, kdy\u017e za sankce nezaplat\u00edte<\/span><\/h6>\n<p>Ani v redakci si nedovedeme p\u0159edstavit, jak budou majitel\u00e9 vesnick\u00fdch chalup a bar\u00e1k\u016f stav\u011bn\u00fdch do konce 80. let minul\u00e9ho stolet\u00ed renovovat sv\u00e9 nemovitosti tak, aby spl\u0148ovaly normu D do deseti let. P\u0159itom budovy t\u0159\u00eddy F a G se v \u010ceskoslovensku stav\u011bly a kolaudovaly jako novostavby a\u017e do konce roku 1992, tak\u017ee se to t\u00fdk\u00e1 obrovsk\u00e9ho mno\u017estv\u00ed majitel\u016f nemovitost\u00ed a budov ur\u010den\u00fdch k bydlen\u00ed.<\/p>\n<p>Energetick\u00e9 t\u0159\u00eddy se ur\u010duj\u00ed podle mno\u017estv\u00ed dodan\u00e9 energie za rok ur\u010den\u00e9 na provoz budovy, tedy na vyt\u00e1p\u011bn\u00ed m\u00edstnost\u00ed, na oh\u0159ev vody a na osv\u011btlen\u00ed. Dodan\u00e1 energie se potom vyd\u011bl\u00ed podlahovou v\u00fdm\u011brou a z\u00edsk\u00e1 se \u00fadaj, kolik energie za rok budova spot\u0159ebuje na 1 metr \u010dtvere\u010dn\u00ed.\u00a0<strong>Dostat budovy z t\u0159\u00eddy G na t\u0159\u00eddu D znamen\u00e1, \u017ee z v\u00edce jak 286 kWh na metr \u010dtvere\u010dn\u00ed domu ur\u010den\u00e9ho k bydlen\u00ed se mus\u00edte dostat na maxim\u00e1ln\u011b 191 kWh.<\/strong>\u00a0A to je nejv\u011bt\u0161\u00ed probl\u00e9m pr\u00e1v\u011b u star\u00fdch budov, kde p\u016fsob\u00ed tzv. negativn\u00ed sou\u010dinitel tepeln\u00e9 izolace.<\/p>\n<figure id=\"attachment_55656\" class=\"wp-caption aligncenter\" style=\"width: 692px;\"><a href=\"https:\/\/aeronet.news\/wp-content\/uploads\/PENB_HousesChart.jpg\"><img decoding=\"async\" loading=\"lazy\" class=\"wp-image-55656 \" src=\"https:\/\/aeronet.news\/wp-content\/uploads\/PENB_HousesChart.jpg\" sizes=\"(max-width: 700px) 100vw, 700px\" srcset=\"https:\/\/aeronet.news\/wp-content\/uploads\/PENB_HousesChart.jpg 700w, https:\/\/aeronet.news\/wp-content\/uploads\/PENB_HousesChart-289x300.jpg 289w, https:\/\/aeronet.news\/wp-content\/uploads\/PENB_HousesChart-344x357.jpg 344w, https:\/\/aeronet.news\/wp-content\/uploads\/PENB_HousesChart-466x483.jpg 466w\" alt=\"\" width=\"692\" height=\"718\" \/><\/a><figcaption class=\"wp-caption-text\">Tabulka energetick\u00fdch konvergenc\u00ed staveb<\/figcaption><\/figure>\n<p>Star\u00e9 budovy jsou koncipov\u00e1ny jako velkorys\u00e9 plo\u0161n\u00e9 stavby, s velk\u00fdmi chodbami,\u00a0 s velk\u00fdmi m\u00edstnostmi, s vysok\u00fdmi stropy, pokud jde o chalupy, \u010dasto byl kv\u016fli \u00faspo\u0159e stavebn\u00edch n\u00e1klad\u016f pou\u017e\u00edv\u00e1n ke stavb\u011b chalup oby\u010dejn\u00fd poln\u00ed k\u00e1men, kter\u00fd byl vkl\u00e1d\u00e1n mezi cihly, p\u0159i\u010dem\u017e cihly se pou\u017e\u00edvaly pro z\u00e1rubn\u011b oken a dve\u0159\u00ed, ale zdivo mezi t\u00edm bylo z kamene.\u00a0<strong>Tyto stavby maj\u00ed permanentn\u00ed negativn\u00ed sou\u010dinitel a zaizolovat takovou stavbu znamen\u00e1 prov\u00e9st izolaci budovy i zevnit\u0159, oblo\u017eit vnit\u0159ek m\u00edstnost\u00ed izola\u010dn\u00edmi materi\u00e1ly, aby kamenn\u00e9 zdi neods\u00e1valy teplo zevnit\u0159 m\u00edstnost\u00ed do kamenn\u00e9ho zdiva<\/strong>.<\/p>\n<p>U velkorys\u00fdch prvorepublikov\u00fdch staveb to znamen\u00e1 sn\u00ed\u017eit stropy m\u00edstnost\u00ed, zmen\u0161it vyt\u00e1p\u011bnou plochu, zmen\u0161it m\u00edstnosti s\u00e1drokartonov\u00fdmi p\u0159\u00ed\u010dkami. Ani takov\u00e1 rekonstrukce v\u0161ak nedostane stavbu z t\u0159idy G v\u00fd\u0161e ne\u017e do t\u0159\u00eddy E, ale za cenu n\u00e1klad\u016f, kter\u00e9 \u010dasto p\u0159esahuj\u00ed cenu cel\u00e9 stavby. Stavitel mus\u00ed prov\u00e9st izolaci vn\u011bj\u0161\u00edho zdiva, d\u00e1le vnit\u0159n\u00edho zdiva ve v\u0161ech m\u00edstnostech, mus\u00ed vym\u011bnit okna v cel\u00e9m dom\u011b a pokud jde o chalupu stav\u011bnou bez podsklepen\u00ed, potom se mus\u00ed izolovat podlaha v cel\u00e9 budov\u011b a zajistit podla\u017en\u00ed vyt\u00e1p\u011bn\u00ed. Zkuste si p\u0159edstavit, kolik lid\u00ed se dostane do takov\u00e9 situace, \u017ee takovou rekonstrukci p\u0159edem vzdaj\u00ed a rad\u011bji se nemovitosti zbav\u00ed. A p\u0159esn\u011b to je c\u00edlem.<\/p>\n<h6><span style=\"font-size: 18pt;\">Nikdo zat\u00edm ne\u0159ekl, kde na ty dotace pro des\u00edtky milion\u016f staveb v EU vezme Brusel pen\u00edze? Rozum\u011bj, \u017e\u00e1dn\u00e9 dotace nebudou\u2026 krom\u011b p\u00e1r drobn\u00fdch<\/span><\/h6>\n<p>Brusel chce zbavit lidi nemovitost\u00ed, pod z\u00e1minkou redukce emis\u00ed. Kdo neprovede renovace, napa\u0159\u00ed mu obrovsk\u00e9 pokuty, sankce anebo enormn\u00ed zdan\u011bn\u00ed nemovitosti (<em><strong>Carbon Tax<\/strong><\/em>), co\u017e vyjde nastejno, pouze se to bude r\u016fzn\u011b jmenovat, ale princip bude stejn\u00fd.
