po zhroucen\u00ed trhu s nemovitostmi je\u0161t\u011b zv\u011bt\u0161\u00ed.\u00a0Pak nasad\u00ed \u010d\u00e1st (nebo v\u0161echnu) z rekordn\u00edch 50 miliard dolar\u016f v such\u00e9m pr\u00e1\u0161ku, kter\u00e9 z\u00edskal v r\u00e1mci p\u0159\u00edpravy na nadch\u00e1zej\u00edc\u00ed realitn\u00ed krach.<\/span><\/p>\n<p><span>Jak uv\u00e1d\u00ed\u00a0<\/span><a href=\"https:\/\/www.wsj.com\/articles\/blackstone-puts-finishing-touches-on-record-real-estate-vehicle-11658349652\" target=\"_blank\" rel=\"noreferrer noopener\" data-type=\"URL\" data-id=\"https:\/\/www.wsj.com\/articles\/blackstone-puts-finishing-touches-on-record-real-estate-vehicle-11658349652\"><span>WSJ<\/span><\/a><span>\u00a0, Blackstone je v z\u00e1v\u011bre\u010dn\u00e9 f\u00e1zi spu\u0161t\u011bn\u00ed nov\u00e9ho realitn\u00edho fondu, kter\u00fd by vytvo\u0159il rekord jako nejv\u011bt\u0161\u00ed n\u00e1stroj sv\u00e9ho druhu, vzdoruj\u00edc\u00ed volatilit\u011b trhu a p\u0159epln\u011bn\u00e9mu prost\u0159ed\u00ed z\u00edsk\u00e1v\u00e1n\u00ed finan\u010dn\u00edch prost\u0159edk\u016f.<\/span><\/p>\n<p><span>Soukrom\u00fd investi\u010dn\u00ed gigant ve st\u0159edu v regula\u010dn\u00edm pod\u00e1n\u00ed uvedl, \u017ee uzav\u0159el z\u00e1vazky v celkov\u00e9 v\u00fd\u0161i 24,1 miliardy dolar\u016f pro Blackstone Real Estate Partners X, posledn\u00ed iteraci jeho vlajkov\u00e9 lodi realitn\u00edho fondu.<\/span><\/p>\n<p><span>Podle WSJ poskytuje Blackstone sv\u016fj vlastn\u00ed kapit\u00e1l p\u0159ibli\u017en\u011b 300 milion\u016f dolar\u016f a investor\u016fm p\u0159isl\u00edbil dal\u0161\u00edch 5,9 miliardy dolar\u016f, \u010d\u00edm\u017e fond p\u0159i uzav\u0159en\u00ed dos\u00e1hl 30,3 miliardy dolar\u016f.\u00a0Spole\u010dnost spustila fond, jeho\u017e c\u00edlem je st\u00e1t se nejv\u011bt\u0161\u00edm tradi\u010dn\u00edm private equity n\u00e1strojem v historii, za pouh\u00e9 t\u0159i m\u011bs\u00edce.\u00a0Blackstone v roce 2019 dos\u00e1hl p\u0159edchoz\u00edho rekordu se sv\u00fdm v\u00fdkupn\u00edm fondem ve v\u00fd\u0161i 26 miliard dolar\u016f.\u00a0Nov\u00fd nemovitostn\u00ed fond bude o 50 % v\u011bt\u0161\u00ed ne\u017e jeho p\u0159edch\u016fdce, fond 20,5 miliardy dolar\u016f, kter\u00fd byl spu\u0161t\u011bn v roce 2019.<\/span><\/p>\n<p><span>Spolu s fondy zam\u011b\u0159en\u00fdmi na nemovitosti v Asii a Evrop\u011b bude m\u00edt Blackstone v\u00e1le\u010dnou truhlu ve v\u00fd\u0161i v\u00edce ne\u017e 50 miliard dolar\u016f na takzvan\u00e9 oportunistick\u00e9 investice, co\u017e jsou typicky podniky s vy\u0161\u0161\u00edm rizikem s potenci\u00e1lem vy\u0161\u0161\u00edch v\u00fdnos\u016f.<\/span><\/p>\n<p><span>To by podle WSJ \u201emohlo spole\u010dnosti umo\u017enit t\u011b\u017eit z poklesu na ve\u0159ejn\u00fdch trz\u00edch\u201c.\u00a0To znamen\u00e1, \u017ee v dob\u011b, kdy Ameri\u010dan\u00e9 hromadn\u011b prod\u00e1vaj\u00ed sv\u00e9 domovy, aby si zajistili likviditu, a\u017e ekonomika dos\u00e1hne dna, Blackstone zas\u00e1hne a skoup\u00ed v\u0161echny nemovitosti v nouzi za zlomek dolaru, co\u017e umo\u017en\u00ed je\u0161t\u011b v\u011bt\u0161\u00ed p\u0159\u00edtomnost v dos\u00e1hnout v USA a po cel\u00e9m sv\u011bt\u011b v sektoru nemovitost\u00ed.<\/span><\/p>\n<p><span>Nen\u00ed divu, \u017ee mnoho z nej\u00fasp\u011b\u0161n\u011bj\u0161\u00edch transakc\u00ed Blackstone \u2013 jako nap\u0159\u00edklad jeho koup\u011b kasina a hotelu Cosmopolitan v Las Vegas v roce 2014 a akvizice budov pro biologick\u00e9 v\u011bdy BioMed Realty Trust v roce 2016 \u2013 se uskute\u010dnily v dob\u011b turbulenc\u00ed na trhu.<\/span><\/p>\n<p><span>Blackstone nebude za p\u00e1r m\u011bs\u00edc\u016f jedin\u00fdm ryb\u00e1\u0159em p\u0159i dn\u011b: Tento rok je na trhu spousta soukrom\u00fdch kapit\u00e1lov\u00fdch fond\u016f a mnoz\u00ed se sna\u017e\u00ed z\u00edskat obrovsk\u00e9 sumy pen\u011bz i pot\u00e9, co akcie klesly a obchody vyschly.\u00a0Z\u00e1plava \u017e\u00e1dost\u00ed o nov\u00e9 pen\u00edze zaplavila investi\u010dn\u00ed t\u00fdmy v instituc\u00edch, jako jsou penzijn\u00ed fondy a nada\u010dn\u00ed fondy, a mnoh\u00e9 vedlo k tomu, \u017ee se zav\u00e1zali pouze t\u011bm nejlep\u0161\u00edm mana\u017eer\u016fm.<\/span><\/p>\n<p><span>Velikost nov\u00e9ho fondu Blackstone a rychlost, s jakou se spole\u010dnosti poda\u0159ilo z\u00edskat pen\u00edze, ukazuje, \u017ee institucion\u00e1ln\u00ed investo\u0159i jsou i nad\u00e1le ochotni investovat do prost\u0159edk\u016f nab\u00edzen\u00fdch zaveden\u00fdmi mana\u017eery se siln\u00fdmi z\u00e1znamy.\u00a0A i kdy\u017e po\u010det odkupn\u00edch fond\u016f roste o v\u00edce ne\u017e 20 miliard dolar\u016f, st\u00e1le existuje relativn\u011b m\u00e1lo realitn\u00edch megafond\u016f, kter\u00e9 by se vyrovnaly fond\u016fm Blackstone.<\/span><\/p>\n<p><span>Jak dod\u00e1v\u00e1 WSJ, realitn\u00ed byznys spole\u010dnosti Blackstone v hodnot\u011b 298 miliard dolar\u016f, stejn\u011b jako spole\u010dnost jako celek, prosazuje tematickou investi\u010dn\u00ed strategii, jej\u00edm\u017e c\u00edlem je zam\u011b\u0159it se na oblasti ekonomiky, kde r\u016fst p\u0159evy\u0161uje inflaci.\u00a0To vedlo spole\u010dnost k tomu, aby se zam\u011b\u0159ila na \u010dty\u0159i kl\u00ed\u010dov\u00e9 oblasti: sklady elektronick\u00e9ho obchodu, kancel\u00e1\u0159sk\u00e9 budovy pro biologick\u00e9 v\u011bdy, n\u00e1jemn\u00ed bydlen\u00ed a pohostinstv\u00ed souvisej\u00edc\u00ed s cestov\u00e1n\u00edm a voln\u00fdm \u010dasem.\u00a0Spole\u010dnost vynikla ve v\u0161ech \u010dty\u0159ech oblastech a ji\u017e d\u00e1vno se stala nejv\u011bt\u0161\u00edm vlastn\u00edkem dom\u016f v USA, co\u017e k nelibosti milion\u016fm Ameri\u010dan\u016f, kte\u0159\u00ed
