V roce 2026 ale tuto jistotu naru\u0161uj\u00ed vysok\u00e9 ceny byt\u016f a st\u00e1le relativn\u011b drah\u00e9 hypot\u00e9ky. M\u011bs\u00ed\u010dn\u00ed spl\u00e1tka nov\u00e9ho \u00fav\u011bru se v Praze u b\u011b\u017en\u00e9ho bytu 2+kk m\u016f\u017ee dostat v\u00fdrazn\u011b nad \u00farove\u0148 srovnateln\u00e9ho n\u00e1jmu.<\/p>\n<p>Pr\u016fm\u011brn\u00e1 nab\u00eddkov\u00e1 cena bytu v Praze dos\u00e1hla v prvn\u00edm pololet\u00ed 2026 zhruba 156 000 K\u010d za metr \u010dtvere\u010dn\u00ed. Byt o velikosti 55 metr\u016f tak vych\u00e1z\u00ed p\u0159ibli\u017en\u011b na 8,6 milionu korun. P\u0159i dvacetiprocentn\u00ed akontaci a hypot\u00e9ce na 30 let se sazbou kolem 4,6 % se m\u011bs\u00ed\u010dn\u00ed spl\u00e1tka pohybuje nad 35 000 K\u010d, zat\u00edmco n\u00e1jem podobn\u00e9ho bytu b\u00fdv\u00e1 zhruba mezi 23 000 a 26 000 K\u010d.<\/p>\n<h3>Rozhoduje nejen spl\u00e1tka, ale i \u00farok<\/h3>\n<p>\u201eU nov\u00e9 hypot\u00e9ky dnes velk\u00e1 \u010d\u00e1st m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky nep\u0159edstavuje budov\u00e1n\u00ed majetku, ale \u010dist\u00fd n\u00e1klad na obsluhu dluhu. Pokud n\u00e1jemn\u00edk z\u00e1rove\u0148 pravideln\u011b investuje rozd\u00edl mezi n\u00e1jmem a spl\u00e1tkou hypot\u00e9ky, m\u016f\u017ee se jeho dlouhodob\u00fd majetek v n\u011bkter\u00fdch sc\u00e9n\u00e1\u0159\u00edch p\u0159ibl\u00ed\u017eit hodnot\u011b vlastn\u00edho bytu.<\/p>\n<h3>Slovensko m\u00e1 ni\u017e\u0161\u00ed sazby, ale stejnou logiku<\/h3>\n<p>Na Slovensku hraje ve prosp\u011bch hypot\u00e9k ni\u017e\u0161\u00ed \u00farokov\u00e1 sazba, kter\u00e1 se pohybuje p\u0159ibli\u017en\u011b mezi 3,38 a 4 %. Ani tam ale koup\u011b bytu nevych\u00e1z\u00ed automaticky l\u00e9pe. Ceny bratislavsk\u00fdch novostaveb p\u0159esahuj\u00ed 5 300 eur za metr \u010dtvere\u010dn\u00ed a pr\u016fm\u011brn\u00e9 n\u00e1jemn\u00e9 za byt u\u017e p\u0159ekonalo hranici tis\u00edce eur m\u011bs\u00ed\u010dn\u011b.<\/p>\n<p>\u201eVlastn\u00ed bydlen\u00ed d\u00e1v\u00e1 smysl hlavn\u011b tehdy, pokud kupuj\u00edc\u00ed plat\u00ed rozumnou cenu, pl\u00e1nuje v byt\u011b z\u016fstat alespo\u0148 10 a\u017e 15 let a m\u00e1 dostate\u010dnou finan\u010dn\u00ed rezervu.
